What are the T&Cs for the one month rent-free incentive?
  • In order to qualify, residents must pay the requested holding deposit by the specified deadline date.
  • The first month is free and only apartments with £1,200pcm and over qualify.
  • Offers for apartments will only be sent to residents once we are able to confirm move in dates.
  • The one month’s free rent will be split into 2 instalments. Half will be applied at the end of month 1 of the tenancy and the other half will be applied at the end of month 12 of the tenancy, subject to the resident(s) adhering to the terms tenancy agreement.
  • The credit for one month’s free rent is applicable for rent only and does not include additional services.
  • This offer is not applicable to company lets
  • Signing a tenancy agreement and receiving the one month’s free rent offer is subject to the applicant passing tenant referencing checks and adhering to the tenancy agreement upon taking occupation of the offered apartment.
  • No cash equivalents or alternative options will be offered.
  • This offer is not applicable to returning or existing residents - only to new residents taking out new tenancies.
  • We have the right to refuse this offer to any parties at any time.
  • This offer cannot be used in conjunction with any other offers, including our referral scheme.
Do I have to pay to reserve a home?

Yes. A holding deposit must be paid in order to reserve a home. The amount due is dependent on the home you reserve and will be deducted from your first months' rent. This holding deposit will only be refunded in line with the Tenant Fees Act 2019. Please contact the Resident Services Team for more information.

Is there an initial deposit?

We ask for a dilapidation deposit of one month's rent when you move in (The dilapidation deposit is refunded on condition of the property being returned in a good condition at the end of you tenancy).

What sort of contracts will be available?

We offer flexible contracts anything from 6 months to 5 years, any point after 4 months you can give us 2 months notice to leave. The rent you pay will be reviewed each year in line with Consumer Price Index, we will give you 6 weeks’ notices of a rent increase.

Where is the concierge based?

There will be one of the resident services team on hand to help you with any query you may have and they will be located in the main reception.

Will there be 24-hour concierge?

There will be one of the Resident Services team on site 24/7 located in the main reception.

What other services will you offer?

All residents will have access to our residents portal which will hold details and discounts for local services from personal trainers to housekeeping and even dog walking!
